About THPP

THPP Management Company Limitied is the Residents’ Management Company (RMC) for Trelawney House and Piran Place in St Austell.

Owned and run by the leaseholders, THPP manages the property on behalf of the current landlord (and head leaseholder) Abacus Land 4 Ltd.

RMCs are responsible for managing and maintaining a property – including it’s structure and internal communal areas – to ensure legal and safety compliance, under the terms of a lease agreement between each leaseholder (the lessee) and the landlord (the lessor).

In order to do this THPP is managed by volunteer directors – who are themselves leaseholders.

With the help of our managing agents and independent accountants, our aim is to ensure that the property is well maintained and that the management company remains financially sustainable.

Finances

At the start of each financial year (24th March) the directors prepare a budget based on the company’s expected expenses for the next 12 months, which includes the cost of utilities, cleaning, maintenance, fire safety provisions, and building insurance amongst other things.

This determines the annual Maintenance Charge for every property – which is due to be paid quarterly by all leaseholders.
